Whether it be asking the right questions when interviewing a realtor to work with, setting expectations for your agent
and then finally hiring your ideal realtor, the use of websites, professional photographers, open house events,
posters and brochures. All of which bring me to an equally important asset that remains, the importance of staging.
The world of real estate has always used imagery to showcase properties to be shown in the best light possible.
Staging creates a vision, and how else is one able to paint an idea in their minds about what possibilities are available
to that once vacant space. Staged houses are more appealing and sell faster because there is more to gauge than wood,
tiles, carpeting and empty colorless walls.
A short list of some helpful elements that could be used to improve the aesthetics of your
home for an in person/ virtual open house, are the following:
- furniture
- plants
- rugs
- lamps
- fabric
- vase
- ornaments
- picture frames
- accessories
This and much more without any renovations can create the perfect virtual video and or picture thus possibly resulting
in the value of your home being worth much more than without the small yet noticeable details.
A few statement pieces are all it takes!
Lack of Staging
In my personal view the lack of staging creates a lull. You’re essentially left with a dull space unless you have exceptional
imagination skills or plan on spending more money on an expensive interior designer who you’ll pay to give you an idea
of what can be done when you could have been given the vision as part of the showcase.
Comparison
Once a house is staged the comparison in asking price is a day and night difference because a created set will increase
the attention and desire and thus the result is the home being of higher value. Other selling tips can surely be followed
but the idea is to create a space someone can call home thus enabling the individual to feel what it’s like to live there and
having been exposed to what truly could be.
Now that the real estate industry faces the obstacle of live and in person showings the way we stage the interior of a property
as well as the outdoor landscape is key.
